Radon is an invisible, odorless gas that can pose serious health risks. Our radon testing follows EPA and NRPP-recognized standards to accurately measure radon levels and provide clear, easy-to-understand results.
We offer radon testing for offices, retail spaces, multi-unit properties, and other commercial buildings. Testing is tailored to building size, layout, and occupancy to help owners manage indoor air quality responsibly.
A Standard Home Inspection Includes:
Interior:
Plumbing
Check faucets and showers, looking for visible leaks as well as testing water pressure. Identify the types of pipes used, if visible. Identify the location of the main water shutoff valve.
Electrical
Identify the type of wiring, test all outlets and make sure there are GFCIs installed where needed to protect from electrical shock. Inspect the electrical panel for safety issues and fire hazards.
Heating, Ventilation, and Air Conditioning (HVAC)
Determine the age of the furnace and air conditioner, whether or not they function properly, and possibly recommend repairs or maintenance.
Water Heater
Determine the age of the water heater and check for proper installation. We can also determine the condition and possibly give an estimated remaining life span of the unit.
Laundry Room
Check for proper ventilation. A poorly ventilated dryer exhaust can be a serious fire hazard.
Fire Safety
Test smoke detectors and ensure that the garage wall, if present, has the proper fire rating and is undamaged. Also check the fireplace for proper installation and maintenance.
Bathrooms
Check for visible leaks, properly secured toilets, proper ventilation to prevent moisture related issues, and more.
Attic
If possible, check for structural damage and proper ventilation. Also check insulation and ensure that nothing is ventilated directly into the attic, such as the bathroom.
Exterior:
Exterior Walls
Check for damaged or missing siding, cracks, and excessive soil contact which can be an invitation for pests.
Foundation
Check for possible foundation failure, indicated by cracks or settling.
Grading
Check to ensure that the ground slopes away from the house, which prevents water from entering the house or causing damage to the foundation.
Roof
If accessible and visible, check for roof damage or poor installation that may allow for water penetration as well as checking the condition of the gutters.
Garage
Test the garage door for proper functionality, check for proper ventilation to prevent carbon monoxide poisoning, and check for risks of explosion from ignition sources too close to the floor.

Residential Radon Testing
Radon is a naturally occurring, odorless, and invisible radioactive gas that can enter a home through the soil beneath the foundation or through the water supply. Long-term exposure to elevated radon levels is the leading cause of lung cancer among non-smokers, making testing an important step in protecting your home and family.
T&K Property Inspections offers reliable Residential Radon Testing to measure radon levels accurately and help you understand your risk. Our testing process follows NRPP standards and provides clear, easy-to-read results so you can make informed decisions with confidence.
Why Radon Testing Matters:
Radon cannot be seen, smelled, or tasted
Any home can have elevated radon levels, regardless of age or location
Testing is the only way to know your home’s radon level
Results can guide mitigation decisions if elevated levels are found
What to Expect
Professionally placed testing devices
Accurate measurement over the recommended testing period
Clear results explained in plain language
Guidance on next steps if mitigation is recommended
Whether you’re buying, selling, or currently living in your home, radon testing provides peace of mind and valuable information about your indoor air quality.
Commercial Radon Testing
Radon is a naturally occurring radioactive gas that can accumulate in commercial buildings of all sizes, including offices, retail spaces, schools, healthcare facilities, and multi-unit properties. Because radon is invisible and odorless, testing is the only way to determine whether elevated levels are present within a building.
T&K Property Inspections provides Commercial Radon Testing conducted in accordance with EPA and NRPP-recognized protocols to help building owners and managers assess indoor air quality and potential health risks. Commercial testing is more complex than residential testing and is designed to account for building size, occupancy patterns, and HVAC operation.
Why Commercial Radon Testing Is Important
Protects the health of employees, tenants, and visitors
Helps meet due diligence and risk management responsibilities
Supports real estate transactions and lease agreements
Identifies areas of elevated radon within large or multi-use buildings
Our Commercial Testing Approach
Evaluation of building layout, use, and occupancy
Strategic placement of multiple calibrated testing devices
Testing performed under appropriate building and HVAC conditions
Measurement conducted over the recommended testing duration
Clear reporting of results by location or zone within the building
If elevated radon levels are identified, we provide clear explanations and guidance on next steps. While radon mitigation is a separate service, understanding your building’s radon profile is a critical first step toward improving indoor air quality and maintaining a safe environment.
